summary Doing business is always associated with various risks. Especially the real estate sector faces the problem of long term developments where it is hard to respond to a changing market once a construction project is finished. The global real estate market has changed dramatically over the last few years. Economic fluctuations, innovative financial structures, evolving market demand and a changing investor base. This all leads to new forms and levels of risk that have to be solved. Current studies have identified well over one thousand specific risks in the real estate market. Some of these risks fluctuate on a regular basis; others are fairly stable. Some risks are a direct result of the day-to-day decisions made by management, while others are tied to the market. In our paper we will look into the risks associated with real estate portfolios thoroughly. Our goal is to pinpoint the main areas where risks occur and major mistakes were done in the past. We will conclude our short lesson with some ideas how to prevent the risk and show up strategies to deal with real estate portfolios safely. We will present our outcomes in a concise power point presentation which will be available for all ERES participants to download from our homepage.
